Six Unit Apartment Building in the Downtown

The Town of Stewiacke has received a proposal to construct a two storey, six unit, apartment building at 84 and 88 Main Street. This lot is now vacant but at one time or another contained a laundromat, a tavern, a convenience store and apartments, as shown below.

The site is zoned Downtown Commercial (C-1). Residential units are not permitted on the ground floor in the C-1 Zone in order to preserve space for commercial development in the Downtown. For this development to proceed, the Town of Stewiacke Land Use By-law would have to be amended to permit residential uses on the ground floor. The amendment could be done in such a way that any residential use on the ground floor could in future be converted to a commercial use without changing the By-law.
