Stewiacke Civic Building Planning Committee met for the first time December 13 at 7:00 pm in the Council Chamber of the Town Hall.

Main Street Sewer and Intake Repairs
There will be a mandatory bidders meeting - August 1st @ 10:00 am. Prospective bidders shall meet Mr. Jeff Sibley in front of Stewiacke Town Hall at the specified time before proceeding to the site(s).
The Town’s Planning Advisory Committee will hold a public meeting on three proposed amendments to the Municipal Planning Strategy. The purpose of the meeting is to receive comments from the public on the proposed amendments.
The proposed amendments are as follows:
Subdivision on Right-of-way to enable the subdivision of one lot from PID# 20253753 (located on Windcrest Avenue) using a right-of-way for access to a public street instead of the lot having frontage on a public street. Comments will be heard from 6:15 pm until 6:30 pm.
Special Commercial (C-3) ZoneTo change the zoning of PID # 20308193 (located on Kitchener Street just east of the school) from the Special Commercial (C-3) Zone to the General Residential (R-2) Zone. This property was zoned C-3 from R-2 a number of years ago to accommodate a proposal to construct a high-security data storage centre on the site. As this proposal was subsequently withdrawn the site should revert back to the R-2 Zone. Comments will be heard from 6:30 pm until 6:45 pm.
Park (P) ZoneTo change the zoning on PID # 20325577 from Rural Residential (R-4) to Park (P). This property was acquired by the Town and should now be zoned Park. Comments will be heard from 6:45 pm until 7:00 pm. If necessary more time will be provided for any or all proposed amendments. Thoughtful and timely strategic planning will shape and guide the Town of Stewiacke for the future. The primary purpose is to help the town do a better job, to focus its goals and to work together towards these goals.
In order to achieve this strategic ideal, the Stewiacke Strategic Planning Committee, through working and brainstorming together, we can advance three strategic questions which will help position the Town of Stewiacke for today and tomorrow; Is the current focus and pathway of the town maximizing the resident’s interests, its resources and supporting the future direction? What activities should be continued, expanded or abandoned?
What, if any, new activities should be considered? Should the Town of Stewiacke actively pursue opportunities and strategies that could widen the appeal of Stewiacke from many different angles, such as residential, commercial, recreational, safety and security?
What are the five top reasons to live in the Town of Stewiacke? What effect would continued growth have on the administration of the Town of Stewiacke, the quality of the services provided and sense of community well-being? How can communication be improved – both within the town as well as with various staff and elected officials within the town?

A two-part event discussing the costs, harms, and policy options pertaining to substance use in our community. Part one, which will take place on March 27th, will look at the bigger picture- reviewing federal and provincial costs, harms, and policies. Part two, coming in the spring, will look at the more local picture and opportunities to discuss the next steps within our communities to mitigate some of these costs and harms associated with substance use. Stewiacke Town Council intends to consider, and if deemed advisable, adopt an amendment to the Land Use By-law to rezone the property at 23 Riverside Avenue from the General Residential (R-2) Zone to the Highway Commercial (C-2) Zone.
A public hearing on these amendments will begin at 6:45 pm, March 28, 2019, at Stewiacke Council Chambers, 295 George Street, Stewiacke, N.S. The purpose of the hearing is to receive comments from the public on the proposed amendment.

Small homes: A third option to buying conventional houses or renting The average cost of a house in Nova Scotia is $249,000, which usually requires a minimum down payment of $50,000. Nearly three in 10 Nova Scotia residents are renters.
Many people live in apartments with about the same square footage as a small house. Smaller homes in Stewiacke will allow for apartment-size living space but instead of being in an apartment complex, the house will be on grass. For those who can’t afford to buy a conventional house, are tired of renting and would like their own land or want to downsize, a small home could be an affordable third option.
The Town of Stewiacke is in the process of determining the potential of a small home development. The province is amending the building code regulations to facilitate the construction of tiny homes (less than 500 square feet) but the Town is hopeful that homes in the 500- to 1,000-square-foot range will be constructed. A potential concern is the quality of construction of the houses. Small doesn’t have to mean cheap. (See visuals above for examples of small home construction and design.) One way to encourage the development of small homes in Stewiacke is to lower lot size requirements.
For new subdivisions this would mean more houses on the same amount of new serviced streets. There would also be an opportunity for land on existing serviced streets to be developed. Because this land is already serviced with water, wastewater, storm water services and road maintenance any new lots created due to a small lot size could be developed with little additional cost to the Town.
